Buy or Sell First? An Ashburn Right-Sizing Guide

Selling first means knowing where you'll land. Buying first means knowing how to pay. I break down both so you can move on your terms.
 

When you're right-sizing your home, there's almost always a dilemma about whether to buy or sell first. It's one of the most common questions I hear from homeowners in Ashburn and across Northern Virginia, and the honest answer is that both paths can work. What matters is having a plan for the question each one raises. So let's walk through both.

Sell first, but know where you're going. If you decide to sell your home first, your biggest concern will be, well, where will I go? Selling first has real upside because you'll have your money set aside and know exactly what you're working with. But you definitely want a game plan for where you'll live next before you list. Maybe you've thought about going temporarily into an Airbnb while you leisurely search for the right place. Or maybe you'd rather have your next home picked out ahead of time, before you put your current one on the market, so the transition is that much easier. Either way, deciding where you'll land is the piece to sort out first. It also helps to have a realistic sense of what you can comfortably afford on the next home before you sell.

Buy first, and let your equity answer the money question. Now, on the other side, if you decide to buy first before you sell, the question flips to: where do I get the money, and how do I pay for that? That answer is often sitting right in front of you. It's your current home, and specifically the equity you've built up in it. You can actually put that equity to work. You don't have to use all of it, just enough to allow you to buy your next home. The one conversation you don't want to skip here is with your loan officer, because at some point you may be carrying two mortgages at once. You want to understand the ins and outs of how that works, and a few mortgage considerations up front can save you a lot of stress later.

Use a recast to bring your new payment down. Here's the part a lot of people don't know about. Once you sell your current home, you can take a lump sum of the equity from that sale and put it down on your new home, and bring the mortgage you're currently paying down without changing your existing terms. That's called a recast. Because you didn't put down as much money at first, your payment started out higher, and a recast lets you re-amortize the loan and lower that payment after the fact. That should help balance your monthly budget. Again, this is a conversation to have with your lender, since not every loan is eligible and they can walk you through your specific options. Understanding how the loan process works ahead of time makes the whole thing far less intimidating.

Whichever direction you lean, the right choice really comes down to your situation, your timeline, and your comfort with carrying two payments for a stretch. I've helped a lot of homeowners think through exactly this decision, and once you have a plan for the question each path raises, it stops feeling like a gamble and starts feeling like a move you're in control of.
