Can you believe that we're already in the spring market? I'm starting to get a lot of questions from my sellers about what they should be doing to prepare their homes to go on the market. First, you have to break up with your house. Realize that it is now a product that you are selling, so take your emotions out of the equation. Once you’ve done that, you can follow these tips for prepping your home for sale:

1. Look at the exterior with a buyer's eye. Giving your front door a fresh coat of paint and new hardware makes a good first impression and brightens up the entire house. In addition, make sure your landscaping is clean and refined. Remember, it takes less than seven seconds for a buyer to form an impression about your house.

2. Two important interior areas: your kitchen and bathroom. You can do simple updates to your kitchen by installing new knobs or painting the cabinets. In addition, take a look at your kitchen appliances. Is it time to get new ones? If so, this will be a good time to do so because you will see a return on that investment.

To update your bathrooms, look at the caulking and make sure that that's fresh and polished. You can also update your bathroom cabinets and paint. Painting is always an affordable way to give a fresh look to your home and increase its value.
