Millions of Virginia homeowners locked in at 2-3% feel stuck. But holding onto that rate might be costing you more than you think.
Your low mortgage rate might feel like the best financial decision you've ever made. And it probably was when you locked it in. Between 2020 and 2022, millions of homeowners refinanced or purchased at rates in the twos and threes. Nobody had seen anything like that in decades. Now with rates sitting around 6% or higher, the idea of walking away from that number feels like giving up an advantage.
The real cost of staying put. Most homeowners focus on what rate they'd be giving up, but the better question is what staying is actually costing you. Your home has likely appreciated significantly since you bought it. Here in Virginia, prices are still higher than they were four years ago. That equity you've built is real money, but it's money you can't access or put to work while you're sitting in the house.
