Have you been considering a move to Ashburn? Maybe you're looking at homes online and realizing, “Wow! There’s a lot of new construction popping up out here.” And it’s true. Ashburn continues to grow, with builders offering a range of options, from sleek townhomes to spacious single-family homes.

 

For many buyers, the idea of something brand new, clean, modern, and untouched is highly appealing. And in a resale market where older homes can still need a lot of updates, it makes sense that people are seriously considering the new build route.

 

Let’s talk about the pros and cons of buying new.

Your first big pro. When you buy a new home, you’re the very first person to live in it. No mystery carpet stains, no worn-out fixtures, and no surprises when you open a closet door. And most builders will let you choose your finishes, such as the cabinets, countertops, tile, flooring, and even the placement of the outlets. It’s a fresh start, made just for you.

The con. But all those options are not always easy. I’ve worked with buyers who felt overwhelmed choosing everything down to the doorknobs. And the truth is, those choices can quickly add up, both in terms of time and money. So, if you’re someone who prefers to walk in and say “done,” buying new might feel like too much.

Builder incentives. In many Ashburn communities, builders are still offering serious perks, like help with closing costs or free upgrades, if you use their preferred lender. That can be thousands of dollars back in your pocket.

But be careful here. Sometimes that incentive is tied to a mortgage offer that looks good on paper but doesn’t compare well once you bring in a second opinion. So don’t be afraid to run the numbers with another lender. A “free” granite upgrade isn’t really free if the interest rate is half a percent higher for the life of your loan.

The lot is yours, too. When you go under contract on a new home, that’s it; the lot is yours. No bidding wars. No writing letters to sellers. In today’s market, where resale homes can still spark competition, that kind of control feels pretty great.

But remember. Many of these homes won’t be ready right away. Some have quick delivery, but others may take six to nine months or longer. So if your lease is ending soon or you're on a tight timeline, that could be a dealbreaker.
