You’ve saved up for a down payment, gotten pre-approved, and found your dream home. Great! Now, you’re ready to buy your dream home, right? That’s what most people believe. However, in 2025, the price of the house is just the starting point.
To be fully prepared and stay on top of your budget, here are the key costs every homeowner should know about.
1. Closing costs. Often overlooked, closing costs are a significant part of the homebuying process. This is the amount of money you need, in addition to your down payment, to transfer the ownership of the property from the seller to you. A good rule of thumb is to budget approximately 3% of the home's sales price for closing costs. Keeping this figure in mind while saving will help you be more prepared when it's time to make your purchase.
2. HOA or condo fees. If the home you're interested in is part of an association, like a homeowners' association (HOA) or a condo community, you will have additional recurring fees. These HOA or condo fees can be charged monthly or quarterly, depending on the specific community's rules. Make sure to work these costs into your monthly budget so your home stays affordable for the long run.
