I've been having a lot of conversations lately about the numbers for this past quarter, which is why I want to run through them today. The numbers that I’m going to show you are for all housing sold in four counties, including single-family homes, townhouses, and condominiums.
The overall price of homes in Northern Virginia increased. The number of homes coming on the market also increased compared to the first quarter. Finally, the number of days on the market has gone down. This means that our homes are selling faster, albeit more expensive, which is good news for sellers as homes have appreciated, and lastly, there are more homes on the market compared to the first quarter, which is good news for buyers.
Now, let me show you some numbers by county:
Arlington County experienced an increase in home prices during the second quarter, with average sales price climbing to $925,000. The number of homes available increased compared to the first quarter, while homes spent an average of 19 days on the market—a decrease from the previous quarter.
Fairfax County saw a rise in average home prices, reaching $886,000 in the second quarter. Similar to Arlington, the number of homes for sale grew, and the average days on market dropped to 13 days.
Loudoun County’s average home prices increased to $841K. The county also reported an uptick in home inventory and a decrease in days on market to 13 days.
Prince William County’s home sale price increased and reached an average of $627k. The number of homes available expanded, and properties spent an average of 11 days on the market, a decline from the previous quarter.
Comparing these numbers from last year, we actually have less inventory across the board except for Fairfax County, which has more inventory now than at the same time last year.
