What buyers and sellers need to know to navigate the NOVA market this Q1.

It's been a while since we talked about what’s going on in the Northern Virginia housing market. So, for today, let's look into the numbers comparing the first quarters of 2024 and 2023.

First off, the average sales price has seen a notable increase of 6%. What does this mean? Well, for sellers, it means that home values are appreciating, while for buyers, it implies that you’re going to be paying a little bit more for homes this year compared to last year.

"For buyers navigating this competitive landscape, it's essential to propose strong offers fast to stand out."

However, despite the price hike, the number of homes sold has dipped slightly. In the first quarter of 2024, we saw 13,825 homes sold, compared to over 14,000 last year. This scarcity of inventory places us firmly in a seller's market.

For buyers navigating this competitive landscape, it's essential to propose strong offers quickly to stand out. With fewer homes lingering on the market, the average days on the market have decreased from 35 days to just 31 days. This further emphasizes the seller's advantage. A tip for buyers: if you see your dream house, jump on it quickly!
